Sports Boulevard: 135 kilometres of hospitality and lifestyle vendor pipeline.

Insight N°019

24 March 2026

Sports Boulevard is a 135 kilometre linear corridor crossing Riyadh from west to east, anchored by the Wadi Hanifah at its western end. The project integrates sports facilities, walking and cycling routes, equestrian paths, golf courses, recreation venues, and adjacent hospitality and retail nodes. The Sports Boulevard Foundation, PIF-anchored, leads delivery.

Of the four Riyadh giga-projects, Sports Boulevard receives the least media attention. The procurement window is correspondingly less crowded.

The hospitality concession pipeline

The corridor’s anchor venues plus the recreation and event nodes create a hospitality concession pipeline. F&B operators, branded hospitality stops along the cycling route, hotel and serviced apartment operators at the major nodes, equestrian and golf hospitality. For international restaurant and hospitality groups (Alain Ducasse hospitality concepts, Lenotre catering, Maisons Pariente boutique hotels, the wider international gastronomy export ecosystem), Sports Boulevard offers procurement entry without competing against the more crowded Diriyah or Qiddiya pipelines.

Sports facilities design and operation

The sports infrastructure includes federation-grade venues for football, athletics, swimming, equestrian, golf and a range of community sport. Each requires design, supply, fit-out, and operations counterparts. For international sports federation specialists, sports surface manufacturers (Tarkett, Gerflor), equestrian specialists (the wider Pau and Saumur ecosystem), and golf course operators, the venues are commissioning across 2026 to 2028.

Mobility integration

The corridor must integrate with Riyadh Metro, the Royal Commission for Riyadh City bus network, and the planned autonomous mobility pilots. Last-mile mobility along the linear corridor (cycling, e-scooters, micromobility) is an open category. The micromobility ecosystem (the Dott alumni cohort, Lime France operations, international bike infrastructure firms) has technical depth here.

Why the timing favours international firms

Sports Boulevard’s relatively lower profile means selection cycles are competitive but not saturated. A foreign firm entering Saudi Arabia in 2026 with credible references in any of the hospitality, sports infrastructure or mobility categories can plausibly sit on the Sports Boulevard Foundation’s vendor lists by the end of 2026. The same is not true for Diriyah or Qiddiya at this stage.
