AlUla Development Company (Public Investment Fund) has started construction on NUMAJ, an Autograph Collection hotel operated by Marriott International. The property has 250 keys, is designed by GioForma (the architectural firm behind Maraya, AlUla’s iconic mirror building), is targeting LEED Gold certification, and is scheduled for opening in 2027.
NUMAJ confirms the hospitality template that AlUla and the wider Public Investment Fund tourism portfolio are using. The procurement implications follow.

The NUMAJ structure repeats a pattern visible across the AlUla, Red Sea Global, and Diriyah hospitality programmes. The international hospitality brand operates the property under management agreement (Marriott in NUMAJ’s case, Four Seasons at Shura Island, Aman at Wadi Safar, Ritz-Carlton Reserve at Nujuma). The Public Investment Fund portfolio company develops and owns (AlUla Development Company at NUMAJ, Red Sea Global at Shura Island, Diriyah Company at Wadi Safar). A regional or international architectural firm leads the design (GioForma at NUMAJ, repeating their Maraya credentials).
Where the open procurement categories sit
With Marriott as the operator and GioForma as the architect, the open categories for foreign vendors are the F&B concept operators (the property has five dining venues), the wellness facility operator and equipment supplier, the MICE and event suppliers, the luxury retail tenants, and the cultural programming partner. For international hospitality operators with concept depth (Alain Ducasse for F&B, the Cinq Mondes spa brand for wellness, international luxury retail and concept stores), NUMAJ and the wider AlUla pre-opening procurement cycle is the entry window.
Why international firms have a structural advantage at AlUla specifically
AlUla is the destination with the deepest existing international institutional presence in Saudi Arabia. AFALULA runs the bilateral programme.
